Making payments on our former home became increasingly strenuous. Unfortunately, this resulted in our need to sell our former house and down size to a smaller and more comfortable monthly payment. The challenge to sell our home was another concern. The market had really taken a dive, and we noticed that many homes were not selling at all. Fortunately we had you as our agent. You took the time to help us analyze our options selling & buying, and came very well prepared with an aggressive marketing plan. It was apparent that you had a detailed plan to ”truly” help us get in a much better position than we were in before. When several other homes had been just sitting on the market for several months without a sale, you sold our home and negotiated a good price for our needs. We were one of the few homes that actually sold in our neighborhood! When we purchased our new home, you were in our corner every step of the way negotiating with the builder. You gave us your personal touch by keeping the sales rep at the builder on the straight and narrow. You negotiated an awesome price for us with the builder. Then the manager at the builder tried to ”back pedal” and not honor what they agreed to at the sales office. You stayed on top of everything, and your hard work, persistence, and ethical practice resulted in the builder manager backing down and honoring their original agreement. Because of the Lords blessings, and your hard work, we will now save around $20,000 over the next three years in our new home!!! To say we are relieved from the stress we were under and so happy with our new home is a major understatement!! In July, 2009 I put my house in Denver on the market with another realtor. I had reached the point that it was time to retire and move to Texas to be closer to my family and for my health. In July, 2010 I took my home off the market to regroup. Then, thank the Lord, Frank Duran stepped into my life. With every step Frank worked closely with Bank of America. My husband and I came to the conclusion we had to sell our house. Because of him losing his job for the 2nd time since our moving to Denver, we were once again behind in our mortgage and just couldn’t keep up or catch up. I first came to this site a little over 3-months ago looking for someone trustworthy to help me and my family through a complex and confusing short-sale. Based on the reviews, I went with Frank but when I tried to call it went straight to voicemail so I left a message and proceeded to the next person on the list since I was in a crunch for time. The next company I came across has a commercial on Tom Martino’s show. A receptionist transferred me to the first ”available agent.” He ran me through a script and scheduled a time to meet a week out. After I got off the phone I received a returning call from Frank who apologized for missing my call and asked me how he could help. I began to tell him that I was going to go with another company and with that he proceeded to tell me why he was the best for the job and that he would give a 110% on my behalf. He was so energetic, passionate, and sincere he convinced me that he would be the best agent. He scheduled to meet us the next day to view our place (not a week out like the other company) and initiated a three-way call with the bank and myself so we knew exactly what was required to make this short sale happen (as well as to see if there might be any other options). He was very knowledgeable, always available regardless of the time, called me right back if he had missed my call, and was even diligent in reminding me what I needed to complete (which was much appreciated) in order to get the short sale approved. In the end, he closed the deal in an unexpected amount of time, got CHASE to do things I never thought possible, and fought for me every step of the way. Our home sold for little to nothing but Frank was working as if the commission was in the six-digit range. We really appreciate the hours, commitment and perseverance that Frank invested in our situation as there were several times that any other agent would have given up. My husband and I would not have our house today if our Realtor Frank Duran hadn’t helped us. At the end of 2009, my husband I fell behind on our mortgage a 3 months ($3,300) due to my husband losing his job. At the time our Mortgage company was Chase Home Finance. We contacted them and they advised us to apply for a home modification. We did and we were approved for a trial modification starting January 2010. Everything was going fine, and we were making all the payments, no problem, then in September, we received three things from Chase: a letter stating that we were approved for the final permanent modification loan, the loan that we were to sign and return to them, which we did, and a letter stating that starting the first of October IBM LBPS would be the new owners of our loan. I called chase several times in that month just to verify that the modification loan that we had signed with them would transfer over to the new company and that would be loan we were paying on, and they assured me every time that , yes, that would be what happened, my modification would still stand with the new loan holder. The whole month of October the new lender would not give me any information on my account whatsoever. We advised them that because they were not giving us information on our account, we were going to be following the guidelines of my modification which stated that we didn’t need to make a November payment, and the new loan payments started in December. Then we started getting collection calls from the new lender. When I would call and talk to them about it, they would say, ”Oh yes we see that you have a modification on file and we will take you off the collections list. But it didn’t stop. It was two weeks to April 20th, and I was getting the same useless information from the same useless people. Nothing was happening except that everyday we were getting closer to losing our home. I didn’t know what to do, when my mother advised my husband and I to contact our Realtor, Frank Duran, because she had recently talked to him, and he had been helping his clients with these types of issues. We knew Frank, he was the one who helped us find our home, so I called him and explained the situation we were in and he offered to help us immediately. Everyday Frank would call me and we would call LBPS on a 3 way call and the incompetence of the company was immediately obvious to him. Finally, 2 days before the foreclosure date Frank got the loan writer to admit that their company had made a mistake and they were going to postpone the foreclosure date to July 7th to give them time to complete writing up our modification and if we made the trial payments on time, the foreclosure would be stopped permanently. The lack of communication and organization at this place was horrific, and if we did not have Frank there to help us out they would have taken our home from us on April 20th, no doubt about it. He put in 30 to 40 hours of phone time with us at least and probably even more. He did not let them get away with not answering our questions and he knew what to say to get answers. Companies like this seem designed to take advantage of people who are already in trouble, and it’s amazing to have someone out there who is willing to help without anything to gain.

We chose Frank after listening to him on Tom Martino's show on AM radio. He sounded very knowledgeable and like a guy we would like to work with based on his temperament and way he explained the process he uses to sell a home.
We contacted him and he responded, personally, immediately. He helped walk us through some steps we should take before listing that would help make the home easier to sell for the best price. We ended up doing those items and then worked with him to list the house. We trusted him that he knew best when he suggested we list a bit lower than we had thought to list. I'm glad we did as we had an offer over asking in less than 24 hours and ended up selling 25k over asking (more than we even expected to be able to sell for).

WOW!! What a learning experience. The entire process is different than with any other realtor I have ever dealt with. Frank makes you feel like you have a partner that is pushing for the same outcome as you are. So when contractual decisions come in, like technical legal decisions(Tho not an attorney) or responses to offers, you know he has your back. You, as I did, will likely learn a thing or two about negotiating, a life long added bonus. But perhaps the most reassuring thing is Franks commitment to communication. He is always available to answer questions or what ever the case may be.

I have to say that Frank has the patience of Jobe and the mind of a genius! I had a rental property in Northglenn that had been destroyed by my tenant. Even before getting the listing, he checked in with me during the entire frustrating process of trying to get my tenant to leave. The house was a mess. Once it was repaired and ready to list, Frank had a method to his madness that yielded me 50K more than asking. He was ALWAYS in touch, as was his team. I never felt forgotten.
